Four Reasons To Stick Build
When you begin to think about building a new home, the visual that comes to mind is usually stick building. Sometimes referred to as site building, these terms refer to a more traditional construction method.
Simply put, this refers to a wooden-framed structure that’s been constructed piece by piece. The home is quite literally put together stick by stick by expert craftsmen on-site. A custom-designed home and homes built from stock plans can be considered stick built as long as they are constructed board by board on the land where they will stay.
In contrast, manufactured, prefabricated, or modular homes are not considered in this category because they are pre-made in a factory setting, transported to a site, and then assembled.
Customization
As custom home builders, we prefer stick building as our premier method of construction since it allows for far more flexibility than using prefabricated materials. Unique details and modifications can be added as the building process unfolds and special features can be created on-site from individual pieces of lumber during the build.
The advantages are significant if you are seeking to really customize your new home as stick-built homes can be designed to fit personal styles and preferences. Ideas you’ve considered are now entirely possible, and modifications can be made throughout the process.
In contrast, there really are very few modification options with modular home design and construction once you finalize your design plan for a factory-made house. Once plans go to engineering, any changes if even possible, would be costly and would require additional engineering and are constrained by module specifications.
Land Use
Stick built homes are generally designed to fit your lot, along with any other customizable features you’d like to add.
In fact, if you are searching for land, we can walk the perspective lot with you and your Realtor. Among other critical land assessments, walking the parcel with you helps us to incorporate critical aspects of the lot into your home design.
There are a lot of questions when buying land that a real estate agent may not have the answers to. Remember, as builders, this is what we do every day. We know exactly what to look for, and what questions you need to have answered before submitting an offer on land. Questions like; What is the lot size and is it conforming? Is it an approved buildable lot? (Just because it’s for sale, doesn’t mean it’s approved for building!) Do you need variances for the size & type of home you want to build? Are there any covenants or restrictions on building on the lot you have selected? Have their been test holes to determine soil issues or more importantly, the presence of ledge? (Remember that blasting is costly!) Is there existing water, septic, or other relevant utility connection to the parcel? If there is an existing structure, can you fully demolish the home that is currently on the property? These are all questions that a builder will help in guiding you in when selecting your property and building your custom home.
Quality
Stick-built houses might take a little longer than a manufactured or modular home, but in the end, the wait is worth it. The fact is, a custom builder who focuses on designing and building custom new homes exclusively will have the process down to a science.
